Madrid has officially approved the next phase of Los Cerros, one of the city’s largest urban development projects, paving the way for the construction of thousands of new homes alongside one of the capital’s biggest green spaces.
Located in the Vicálvaro district, the 4.7 million m² development will feature 1.7 million m² of public parks and natural areas—making it larger than Madrid’s iconic El Retiro Park. The project includes plans to plant more than 7,000 trees, 100,000 shrubs, and restore thousands of existing trees, creating a seamless connection with the future Metropolitan Forest.
The neighbourhood will deliver 14,276 new homes, with approximately half designated as affordable housing. More than 2,000 of these homes will be developed directly by Madrid City Council, helping to increase housing opportunities for young buyers and families.
Beyond residential development, Los Cerros will include over 550,000 m² dedicated to commercial spaces, offices, schools, healthcare facilities, and public services, creating a self-sufficient community rather than simply another residential suburb.
Following the City Council’s latest approval, infrastructure works and residential construction can now progress simultaneously, accelerating the project’s timeline. If construction continues as planned, the first homes are expected to be delivered before the end of 2026, with the neighbourhood being completed in phases over the coming years.
Los Cerros represents a major step in Madrid’s urban expansion, combining sustainable development, extensive green spaces, and much-needed housing to create one of the city’s most ambitious residential communities.
