Our reading
What it means for you.
Buying
Values in the capital are still rising, but 13% fewer homes changed hands in Madrid than a year before. There is more room to choose, and to negotiate, than there was.
Selling
Values are firm and have roughly doubled since 2016, yet buyers take their time. A home priced right from the first day sells; an ambitious price waits.
Investing
Gross yields sit close to 4% in the city and the green suburbs alike. In Madrid, as on the coast, most of the return of the last decade has come from value rather than rent.
