Brunete, located west of Madrid, is preparing for the largest urban transformation in its recent history. The ambitious Nuevo Brunete project plans the construction of 17,572 new homes, potentially increasing the municipality’s population from around 11,300 to more than 63,000 residents.
Located approximately 30 kilometres from central Madrid, the development will be divided into 11 sectors, eight of them residential, and is expected to progress in phases through 2030. Key areas include SR-1, with around 2,900 homes, as well as SR-2 El Olivar, SR-5 Ensanche Sur and SR-7 La Pellejera.
Affordable housing will play an important role in the expansion, with approximately 42.4% of the planned homes designated as protected or affordable housing. Alongside thousands of new properties, the significant population increase is expected to encourage the expansion of local services, infrastructure and commercial activity.
With its scale and strategic location, Nuevo Brunete is set to transform the municipality into an important new residential hub within Madrid’s growing metropolitan area.
