The Community of Madrid is expanding its “Mi Primera Vivienda” programme to help more residents purchase their first home as rising property prices make saving for a deposit increasingly difficult.
Under the updated scheme, the maximum eligible property price will increase from €390,000 to €425,000, while the maximum age for applicants will be extended to 50 years old.
Rather than providing a direct subsidy, the regional government acts as a guarantor for the portion of the mortgage that exceeds the 80% normally financed by banks. This allows eligible buyers with sufficient income to cover their monthly mortgage payments to purchase a home without having accumulated a large deposit.
Financing will depend on the buyer’s age and circumstances. Applicants under 40 can access financing of up to 100%, while those aged 40 to 45 can receive up to 95% and buyers between 45 and 50 up to 90%. Large families, single-parent families and families with dependent children may also qualify for financing of up to 100%.
The programme applies to both new-build and resale properties located anywhere within the Community of Madrid. Applicants must have lived continuously in the region for at least two years, cannot already own another property in Spain and must use the purchased home as their primary residence for at least five years.
The expansion comes as Madrid continues to face strong housing demand, limited supply and rising prices. By reducing one of the biggest barriers to purchasing—the initial deposit—the regional government aims to make homeownership more accessible to middle-income residents who have stable earnings but insufficient savings.
