Madrid’s Valdecarros to Deliver First Homes in 2029 as Major New District Takes Shape

Madrid is moving ahead with one of its most ambitious urban developments, with Valdecarros set to deliver its first homes from 2029. The new district is planned to include 51,656 homes and eventually accommodate more than 150,000 residents, creating a new neighborhood comparable in population to cities such as Marbella or Logroño.

Located in Villa de Vallecas, Valdecarros is the largest of the five major development areas underway in southeast Madrid. The project will be developed across eight phases, with the first three already approaching completion of their urbanization works. These initial phases cover approximately 1.6 million m² and will provide land for more than 13,000 homes.

Affordable housing will play a central role in the project. Around 55% of the total homes will be subject to some form of public housing program, representing approximately 28,400 properties. The Municipal Housing and Land Company (EMVS) also owns a significant proportion of the land, supporting the development of future affordable rental housing.

The first three phases are expected to accommodate around 13,500 homes, with the first keys scheduled to be handed over from 2029.

With its scale, substantial affordable housing component and long-term population potential, Valdecarros is set to become one of the most significant new residential districts in Madrid and a major part of the capital’s future expansion.
